Home Inspections
When your home is under contract, the buyer has a period of time in which he or she may inspect your home. If you are aware of some items that may need repair you may want to be working on some of items to help assure a good inspection.
Some inspections to expect are:
1- General home inspections performed by a home inspector or buyers person of choice
2- Termite inspection (termites).
3- Occasionally buyers will do a survey, septic or other inspections.
Although there are many other types of inspections available to buyers, these are generally the most common.
Some of the items typically checked during a home inspection are:
- Appliances
- Plumbing
- Electrical
- Heating and cooling systems
- Structure
- Foundation or Crawlspace
- Roof and attic.
If any of the above are of concern, the buyer may ask the inspector to check for indoor air quality, soil quality, possible previous fires, pests or possible mold.
Final Walk Thru: Is usually done the day before or day of closing. This is where any agreed repairs or items buyers are purchasing from home are checked by buyer to assure they are satisfied and ready to close. The best surprise is No Surprises at closing!
